Cost to Re-Stucco a House in New Mexico: What to Expect

Stucco is the dominant exterior finish on homes throughout New Mexico. From the historic adobe neighborhoods of Old Town Albuquerque to the newer developments spreading across Rio Rancho, stucco defines the look and feel of our communities. But stucco does not last forever, and when it starts failing, homeowners need to understand what re-stuccoing involves and what it will cost.

The average cost to fully re-stucco a house in New Mexico falls between $12,000 and $20,000 for a standard single-family home. That range covers homes in the 1,500 to 2,500 square-foot range with a traditional three-coat stucco system. The price per square foot for stucco application typically runs $6 to $9 for a standard finish, including materials and labor. Specialty finishes like Santa Fe-style smooth plaster or colored stucco can push costs to $10 to $14 per square foot.

Material costs for a re-stucco project include the stucco mix itself, metal lath, building paper or house wrap, corner beads, control joints, and any necessary repairs to the underlying substrate. For a complete re-stucco, you should budget $2 to $4 per square foot just for materials. The traditional three-coat system used in New Mexico consists of a scratch coat, brown coat, and finish coat, each requiring specific curing time between applications.

Labor is the biggest cost driver. Skilled stucco masons in the Albuquerque area typically charge $45 to $75 per hour. A full re-stucco project on an average-sized home usually takes a crew of three to four workers between one and three weeks to complete, depending on the home's size, the number of windows and doors, and the complexity of the architectural details. Homes with multiple stories, arched entryways, or decorative parapets will require more time and therefore cost more.

Several factors specific to New Mexico influence stucco costs. Our intense UV exposure causes stucco to fade and become chalky over time. The extreme thermal cycling, with temperature swings of 30 to 40 degrees in a single day, creates expansion and contraction stress that leads to cracking. Our low humidity actually helps stucco cure properly, but it also means the finish coat can dry too quickly if the mason does not manage the application carefully. Monsoon season, running from June 15 through September 30, brings heavy rains that can penetrate cracked stucco and cause moisture damage to the underlying structure.

Signs that your home needs re-stuccoing include widespread cracking (not just a few hairline cracks, which are normal), stucco that is pulling away from the wall, large areas of discoloration or water staining, soft or crumbling sections when you press on them, and visible mesh or lath showing through the surface. If more than 30 to 40 percent of your stucco surface has significant damage, a full re-stucco is usually more cost-effective than patching.
